This Drop-Off Policy governs how you use a Bulky Drop Drop Zone for DIY bookings and applies together with our Resident Terms of Use, Access-Code Policy, and Surveillance and Privacy Notice.

1. What the Drop Zone Is
A Drop Zone is a designated, access-controlled area at your Property where you may deposit booked Item(s) during your scheduled window using your personal Access Code. Drop Zones are monitored by video surveillance as described in our Surveillance and Privacy Notice.
2. Using Your Scheduled Window
You may access the Drop Zone only during the window associated with your booking, using the Access Code issued to you. Deposit only the Item(s) and quantities you declared at booking; undeclared, prohibited, or hazardous Item(s) may be refused and are subject to the Accepted Items Policy, Prohibited and Hazardous Items Policy, and Bed Bug and Pest Policy.
3. Placement of Items
Place Item(s) in the location and manner indicated by on-site signage or instructions provided at booking. Do not block gates, drive lanes, fire access, or other residents’ access to the Drop Zone. You are responsible for safely carrying and placing your own Item(s). Bulky Drop does not provide DIY drop-off assistance or supervision; Bulky Drop crew are not stationed at the Drop Zone. Basic moving equipment may be available for your use as described in Section 4. If you need someone to carry your Item(s) for you, our Outside-Door and Full-Service tiers exist for that purpose.
4. Drop Zone Equipment
4.1 What is provided. Bulky Drop stocks basic moving equipment, such as hand trucks and furniture dollies, inside each Drop Zone for the convenience of residents. This equipment is provided as a courtesy and is made available as-is and as-available, without warranty of any kind, express or implied. You are not required to use it.
4.2 Use is voluntary and at your own risk. If you choose to use Drop Zone equipment, you are responsible for inspecting it before use, for using it safely and within its capacity, and for stopping use immediately if it appears damaged, worn, or otherwise unsafe. To the fullest extent permitted by Arizona law, Bulky Drop is not liable for injury to you or to any other person, or for damage to your Item(s), your unit, the Property, or the property of others, arising from your use of Drop Zone equipment, except to the extent caused by Bulky Drop’s gross negligence or willful misconduct.
4.3 Report damaged equipment. If equipment appears damaged or unsafe, do not use it, and report it to Bulky Drop at info@bulkydrop.com or through our issue report form so it can be removed and replaced.
4.4 Equipment stays in the Drop Zone. Equipment is provided for use within the Drop Zone and the immediate route to it during your scheduled window. Removing equipment from the Property, retaining it beyond your window, or returning it damaged may result in a charge for repair or replacement and may affect your ability to book the Service in future. Please return equipment to its designated place before you leave so it remains available to your neighbors.
4.5 Availability is not guaranteed. Equipment may be in use by another resident, out for maintenance, or temporarily unavailable. Bulky Drop does not guarantee that equipment will be available during any given window, and its absence is not grounds for a refund or for a waiver of any fee under our Cancellation and Refund Policy. If equipment is essential to your drop-off, book Outside-Door or Full-Service instead.
5. Title and Release of Ownership
Ownership of an Item does not transfer to Bulky Drop merely because you booked, scheduled, or paid for a pickup. Ownership and possession of an Item transfer to Bulky Drop only upon physical placement of that Item into the Drop Zone during your scheduled access window. Once an Item is placed in the Drop Zone, you release all ownership, control, and further claim to it, and you authorize Bulky Drop to collect, transport, donate, recycle, or dispose of it at Bulky Drop’s discretion. Until an Item is actually placed in the Drop Zone, you retain full ownership and responsibility for it, including for purposes of our Cancellation and Refund Policy.
This transfer does not apply to Item(s) prohibited under our Prohibited and Hazardous Items Policy. A prohibited Item placed in a Drop Zone remains your property, and you remain responsible for its lawful removal and disposal and for any resulting cost.
Drop Zone equipment is not an Item and does not transfer to you under any circumstances. It remains the property of Bulky Drop at all times.
6. No Scavenging, Solicitation, or Interference
Once an Item is placed in the Drop Zone, it may be collected only by authorized Bulky Drop personnel. No resident, visitor, or other person may enter the Drop Zone to search, sort, remove, or solicit Item(s) except during their own scheduled access window for their own booking. Soliciting residents to give you their Item(s) instead of depositing them in the Drop Zone, or interfering with the operation of the Drop Zone, is prohibited. Violations may result in denial of access to the Service, removal from the Property in accordance with Property rules, and may be reported to Property management and/or local law enforcement as a potential trespass or theft matter, and Bulky Drop reserves the right to pursue any civil remedies available to it. Bulky Drop requires every participating Property to adopt and enforce its own no-scavenging and no-solicitation rule for the Drop Zone as a condition of hosting the Service; residents and Property staff should report suspected violations to Bulky Drop at info@bulkydrop.com and to Property management.
7. Assumption of Risk
DIY drop-off is unsupervised. You assume all risk of injury to yourself or others, and all risk of damage to your Item(s), the Drop Zone, or Property common areas, arising from your use of the Drop Zone, including your voluntary use of any equipment provided under Section 4, except to the extent caused by Bulky Drop’s gross negligence or willful misconduct. 8. Drop Zone Capacity
Drop Zones have limited capacity. If a Drop Zone is at or near capacity during your scheduled window, Bulky Drop may ask you to reschedule; this is handled under our Cancellation and Refund Policy.
