Lot Partner Program: Turn Vacant Space Into Revene

Vacant commercial space earns nothing. A unit that won't lease or an unused bay — and often it costs you, in dumping you pay someone to haul away. Bulky Drop builds and operates a secure Drop Zone in that space, pays no rent, and shares the revenue it generates with you.

Built for Vacant Commercial Space

The Lot Partner Program is built for commercial space that isn't leasing — not for a unit you can fill at market rent.
  • An end unit that keeps sitting empty. Awkward frontage, wrong size, wrong corner of the plaza — space that's been on the market longer than it should be.
  • An unused bay, storage unit, or service space. Square footage that was never going to be retail and currently does nothing.
  • Dead lot area. A rear corner, an oversized parking field, a strip behind the building with no productive use.
  • A lot that already attracts dumping. If you're paying someone to haul away what people leave overnight, you're already spending money on this problem.

How the Partnership Works

We build it, we run it, we pay for it. You provide the space and prepare it. Revenue from that location is shared.
1

We Walk the Space

We assess access, power, signal, and vehicle circulation, and confirm the space suits a Drop Zone. If it doesn't, we'll tell you straight.

2

You Prepare It, We Build It

You get the space ready to receive the installation. Bulky Drop funds and installs everything that makes the service run — access control, cameras, network equipment and signage.

3

Customers Book and Drop Off

People book and pay online, receive a one-time access code, and drop off during a timed window. No foot traffic outside those windows, no walk-ins.

4

We Sweep It and You're Paid

Our crew clears the zone and routes every item to donation, recycling or disposal. You receive 10% of what the location nets, paid quarterly with a written statement.

No rent. No monthly fee. No equipment to buy, install, insure or maintain — all of it belongs to Bulky Drop and leaves with us at the end of the term.

What You Get Out of It

  • Revenue from space that had none. Vacant square footage starts producing instead of sitting on your books as a hole.
  • Dumping goes somewhere legitimate. A monitored, sanctioned Drop Zone gives people a place to go — instead of leaving a mattress behind your building at 2 a.m.
  • 24-hour recorded camera coverage. Continuous monitored coverage of the Drop Zone area, installed and paid for by Bulky Drop, with no capital outlay from you.
  • Recurring visits to your property. Scheduled drop-offs bring people onto the lot who weren't coming before, during daylight windows you can see on a calendar.
  • A funded improvement. The installation upgrades the space rather than consuming it, and the equipment is removed cleanly at the end of the term.
  • Responsible disposal. Every item is sorted — good-condition goods are donated, recyclable material is recycled — and it happens on your property under your name as host.
The Split

How the 10% Is Calculated

You receive 10% of the net profit from your location, paid quarterly with a written statement showing bookings, revenue, deductions and your share. Net profit means what the location earns, less only the direct costs of running that location.

✓
Deducted first Payment processing, collection labor, hauling and fuel, disposal and recycling fees, site connectivity and monitoring, equipment amortized over the term, and insurance for that site.
✕
Never deducted Corporate overhead, software and development, marketing, executive pay, professional fees, financing costs, or anything belonging to another location.

Is Your Space a Fit?

Four questions worth answering before we talk. If most are yes, it's worth a walkthrough.
  • Is the space vacant, or hard to lease? This program is designed for space that isn't producing. If a unit leases readily at market rent, leasing it is the better outcome and we'll say so.
  • Is there housing nearby? Apartment communities and neighborhoods within a short drive are where the demand comes from — particularly residents whose own building has no Drop Zone.
  • Can a vehicle get to it? People arrive with furniture and appliances. The space needs a workable approach, somewhere to pull in, and room to unload.
  • Does the lot already attract dumping? If so, this converts a cost you're already carrying into something that pays instead.

What Lot Owners Ask Us

No. The agreement grants Bulky Drop a licence to use a defined area — it does not create a lease, a tenancy, or any possessory interest in your property. You keep full possession and control of the premises throughout, and the agreement says so expressly.
It depends entirely on how much the location is used, which is why we don't quote a figure before we've seen the space. What we will do is walk you through the arithmetic on your specific site — what a booking is worth, what it costs to service, and what the 10% works out to at different levels of use — so you can decide with real numbers rather than a promise.
Not on a unit that leases at market rent, and we won't pretend otherwise. This program exists for space that isn't leasing — where the comparison isn't rent, it's zero. If you can fill the unit, fill it.
One to three years. Three years is standard; a one-year term is available for a first or trial site. It renews in 12-month terms unless either of us gives 90 days' notice.
We remove every piece of equipment within 30 days and return the space in broom-clean condition, ordinary wear excepted. Nothing of ours stays behind and nothing becomes your problem to dispose of.
Both parties carry commercial general liability coverage of $1M per occurrence and $2M aggregate, and each names the other as an additional insured. Bulky Drop indemnifies you for our own conduct; you remain responsible for the condition of the premises. The Drop Zone is under 24-hour recorded camera coverage and every booking is tied to a named customer and a single-use access code.
You can. Because we fund the entire installation up front, ending the agreement inside the term means covering the unamortized portion of the equipment and installation cost — the part not yet earned back. The figure is set out in the agreement and declines every month.
No. Access is by single-use code within a scheduled window, so visits are timed and predictable rather than continuous. The Drop Zone stays locked outside those windows.
During the term, Bulky Drop is the exclusive provider of bulk-item drop-off services at that location. Everything else you do with your property is unaffected.
