HOW IT WORKS

Your community has a Drop Zone. Here’s how to use it.

What Bulky Drop actually is

Not a hauling company. We put a secure Drop Zone on the property — usually a converted garage bay, or an enclosure built in an underused parking area. You book online, get an Access Code, and drop your item during your window.

Four steps, all online

Everything happens at bulkydrop.com. There’s no app to download.

  1. STEP 01

    Confirm your community

Enter your property’s Property Code — it starts with BD- and your property manager provides it. If you don’t have it, there’s a finder built in.

  2. STEP 02

    Verify your unit

Your Tenant ID starts with TEN-, and you’ll enter it alongside your unit number. Both have to match before you can book.

  3. STEP 03

    Pick your items

Choose what you’re getting rid of and tell us the condition of each one — good, recyclable, or not usable. Your total is shown before you pay.

  4. STEP 04

    Choose your window

Pick a time that works, and choose how the item gets to the Drop Zone. You’ll get an Access Code that works during that window.

Three ways to get it there

Pick the one that matches how much you want to carry. The difference is who moves the item, not what happens to it afterward.

DIY

From $10 / item

Plus a $4.50 service fee per booking

You carry it to the Drop Zone yourself during your window. The cheapest option, and the one most residents use for a single item.

Outside-Door

From $45 / booking

Plus a $4.50 service fee per booking

Leave the item just outside your unit door and our crew moves it to the Drop Zone. Nobody comes inside, and you don’t need to be home.

Full-Service

From $65 / booking

Plus a $4.50 service fee per booking

Our crew comes in, carries the item out, and takes it to the Drop Zone. For anything you shouldn’t be lifting on your own.

How Full-Service works →

How the price is built. The number above is the items-plus-tier subtotal. A $4.50 service fee applies to every booking on all three options, and stairs or disassembly are added only if they apply. The full total is shown before you pay — see the full pricing breakdown.

Before you drop

A few things to know. The Drop Zone is shared, so most of this is about keeping it working for everyone.

  • Your Access Code is yours

It works during your window — not before, not after. If you miss it, you’ll need to rebook. Don’t share it; every booking is tied to a specific resident and unit. Details in the Access-Code Policy.

  • Stack carefully

How much fits depends on whether the person before you was thoughtful about it. Place items so the next resident still has room — see the Drop-Off Policy.

  • The zone is on camera

Inside and out, around the clock. That’s there to protect residents as much as anything — every booking is tied to a person, so if something goes wrong we can tell what happened. See the Surveillance & Privacy Notice.

  • Don’t take things out

Once an item is in the Drop Zone it’s ours to route. Removing items breaks that for everyone.

  • Nothing with bed bugs

Known or suspected, this one isn’t negotiable. One infested item in a shared zone puts every item and every unit downstream at risk — the Bed Bug & Pest Policy has the detail.

Things we can’t take

No hazardous materials — paint, chemicals, tires, or anything containing refrigerant. The full list is on What We Can’t Accept, and it’s worth a look before you book so you’re not left holding something on the day.

Where your item goes

Three outcomes

When you book, you tell us the condition. We check it, and route it accordingly. Good-condition items go to donation. Recyclable material gets recycled. What’s left goes to disposal.

Straight about the limits

Not every item can be donated, and local recycling infrastructure has real limits. Some things go to the landfill because there’s nowhere else for them to go. What we can tell you is that every item gets sorted and routed — and when we have real numbers to publish, we’ll publish them.

Is Bulky Drop at your community?

It comes down to one thing: whether we have an agreement with your property.

If your community is set up

You can book today. Have your Property Code, unit number and Tenant ID ready — the whole booking takes a couple of minutes.

If it isn’t yet

Tell us where you live and we’ll reach out to your property manager. Your name stays with us unless you want it mentioned.

Ready when you are

Book online, verify your unit, pick a window. The answer to “what do I do with this mattress” should be one sentence long.

Bulky Items Gone. Simple as That.

Prices shown are starting subtotals and exclude the $4.50 per-booking service fee, which is displayed separately at checkout. Availability depends on whether Bulky Drop has an agreement with your property. See the Booking & Payment Terms, Cancellation & Refund Policy, Damage & Incident Policy and Resident Terms of Use.
