Bulky Drop — Drop Zone Rules & Acceptable Use Policy

1. Purpose & Scope

This policy governs use of the Bulky Drop drop zone ("the Drop Zone") installed at your community. It applies to every resident, guest, or authorized user who books a drop-off through Bulky Drop, regardless of Drop Type — DIY, Outside-Door, or Full-Service. By booking a drop-off, or by physically accessing a Drop Zone, you agree to the terms below.

Individual communities may have additional property-specific rules (e.g., restricted access hours) communicated separately by your property manager or Bulky Drop. Where a conflict exists, the more restrictive rule applies.

2. Definitions

  • Drop Zone — the secured, on-site location (garage conversion or prefab enclosure) where items are dropped off.
  • Location Code — the code identifying your specific community's Drop Zone (e.g., "BD-204"). Static and reusable for booking purposes; not itself sufficient for physical entry.
  • Drop Window — the 30-minute window a DIY customer selects at booking. Drops must occur within this window.
  • Window Code — a one-time, time-boxed access code generated for a specific DIY booking, emailed to the customer at checkout. Valid only during that booking's Drop Window and for no other purpose.
  • Drop Type — DIY, Outside-Door, or Full-Service, as selected at booking. See Section 6 for how access differs by type.

3. Eligibility & Access

  • You must be a resident or otherwise authorized user of a community with an active Bulky Drop installation.
  • DIY access requires a valid, paid booking and a Window Code issued for that specific booking — see Section 5.
  • Where a Drop Zone uses a garage key-card or clicker system: if you need to leave and return during your window, take the access clicker with you, and return it to its designated location before you leave. Never prop doors open or disable access controls to bypass this process.
  • Outside-Door and Full-Service bookings do not use the Window Code system described here — Bulky Drop's crew has its own separate access arrangement with the property. See Section 6.

4. Item Eligibility

Generally accepted: mattresses, box springs, furniture, dressers, nightstands, headboards/footboards, small and major appliances, and general bulk household items. Break items down where reasonably possible (flatten boxes, disassemble furniture) to use zone space efficiently.

Never accepted, without exception:

  • Hazardous materials — paint, chemicals, tires, or appliances containing refrigerants
  • Any item with a known or suspected bed bug infestation

Every accepted item is sorted at drop-off by condition: good-condition items are routed to donation, recyclable materials are recycled, and only what's genuinely unusable is sent to standard disposal.

5. Booking, Drop Windows & Access Codes (DIY)

  • DIY drop-offs are booked in 30-minute Drop Windows, selected at checkout.
  • Your Window Code is generated at the time you complete payment and sent to the email address on your order — not shown elsewhere in the booking flow.
  • Your Window Code is valid only during your selected Drop Window. It does not work before your window starts or after it ends. Arriving outside your window with an otherwise-valid code does not guarantee entry.
  • If you're unable to make your window, contact Bulky Drop as early as possible to reschedule. A missed window does not automatically transfer to a new one.
  • Capacity: each Drop Zone has a configured capacity. If a zone is at or near that capacity when you attempt to book, you may be notified that a pickup is in progress and offered the next available window, typically once the zone is cleared within 24–48 hours. This is a scheduling constraint, not a penalty — booking during an at-capacity period may not be possible until the zone is swept.

6. Access for Outside-Door & Full-Service

Outside-Door and Full-Service bookings do not require the customer to access the Drop Zone directly:

  • Outside-Door: place your item just outside your unit door during your scheduled pickup window. Bulky Drop's crew retrieves it and brings it to the Drop Zone themselves.
  • Full-Service: Bulky Drop's crew enters your unit and carries the item out. Someone must be present to provide access at the scheduled time.

Crew access to the property and to individual units for these two Drop Types is arranged separately between Bulky Drop and the property — not through the resident-facing Window Code system in Section 5.

Stairs and disassembly (Full-Service only): if your item is above ground floor or requires disassembly, additional charges apply and are disclosed at booking. Misrepresenting an item's location or complexity at booking may result in an adjusted charge assessed on-site, or a need to reschedule with the correct crew size.

7. Using the Drop Zone (DIY)

When accessing the Drop Zone yourself:

  • Stack items safely. Place items so they won't fall, block walkways, or create a hazard for other residents or crew.
  • Use space efficiently. Positioning items to make the most of available Drop Zone space keeps the zone usable for your neighbors and reduces how often a pickup is needed.
  • Use the equipment provided. Hand trucks and dollies are available on-site in the Drop Zone for your use in moving items safely.
  • Drop off only what you've booked and paid for. Every item in the Drop Zone must be associated with a paid, confirmed booking — never drop off an item you haven't booked, even if space is available.

8. Tipping

Tipping is available for Outside-Door and Full-Service bookings, where a Bulky Drop crew member interacts with you directly. It does not apply to DIY, since no crew is present. Any tip given goes 100% to the crew — Bulky Drop does not retain any portion of a tip. Tipping is always optional and never affects your booking or pricing.

9. Video Surveillance Notice

Every Drop Zone is monitored by video camera surveillance, both interior and exterior, on a 24-hour basis. Recordings may be used to:

  • Verify proper use of the Drop Zone and enforce this policy
  • Investigate reports of misuse, unauthorized access, or property damage
  • Support law enforcement in the event of theft, vandalism, or illegal dumping

10. Prohibited Conduct

The following are considered misuse of the Drop Zone and may result in the actions described in Section 11:

  • Dropping off an item without a valid, paid booking
  • Using another resident's Window Code, or sharing your own Window Code with someone not authorized to use it
  • Accessing the Drop Zone outside your assigned Drop Window
  • Dropping off any item listed as never accepted in Section 4
  • Dumping items directly on the ground, blocking walkways, or disposing of items outside the designated Drop Zone boundaries
  • Damaging Drop Zone equipment, signage, access hardware, or surveillance infrastructure — including propping doors open or disabling access controls
  • Failing to return shared access equipment (e.g., a garage clicker) to its designated location
  • Any use of the Drop Zone that violates applicable local, state, or federal law, including illegal dumping statutes

11. Consequences of Misuse

Depending on the nature and severity of the violation, Bulky Drop and/or the property may take one or more of the following actions:

  • Access revocation — deactivation of booking privileges for the resident/unit involved
  • Cleanup/removal fee — billing the responsible resident for the cost of removing improperly disposed items [amount TBD]
  • Referral to property management — for violations of community rules, in addition to any Bulky Drop-specific consequence
  • Referral to law enforcement — for illegal dumping, theft, vandalism, or other conduct that may violate the law
  • Suspension or termination of service — for repeated or severe violations

12. Cancellation & Rescheduling

Life happens — if you can't make your booked window, contact Bulky Drop through the site's contact form as early as possible. We'll work with you to reschedule. As noted in Section 5, a Window Code is valid only for the window it was issued for; missing it does not automatically extend or transfer your access.

13. Liability & Insurance

Bulky Drop's pickup crew, used for Outside-Door and Full-Service bookings, is fully insured. The Drop Zone itself is monitored per Section 9, and every DIY booking is tied to a specific resident and Window Code for accountability.

14. Acknowledgment

By checking the consent box at checkout for a DIY drop-off, you confirm that you have read and agree to this policy, including the video surveillance notice in Section 9 and the potential consequences in Section 11.

15. Amendments

This policy may be updated from time to time. The version posted at [policy URL] at the time of your booking governs that booking. Continued use of the Drop Zone after a policy update constitutes acceptance of the revised terms.
